Mace appointed to deliver pre-construction services for landmark Lansdowne House

Mace, the global consultancy and construction company, has been appointed under a Pre-Construction Services Agreement (PCSA) by developer CO—RE and asset manager Audley Property on the redevelopment of Lansdowne House in London’s Mayfair. The 10-storey office scheme will provide 225,000 sq ft of premium workplace, with 14,000 sq ft of retail and restaurants at ground level.

Lansdowne House will occupy the entire southern end of London’s historic Berkeley Square in Mayfair.

Designed by architects AHMM with a ‘long life and loose fit concept’, the new building will be constructed using a ‘sway frame’ structure, allowing for large floor plates and a centralised core that can be adapted and re-used in the future to accommodate change without requiring wholesale demolition of the building.

Openable windows will provide fresh air, with floor to ceiling heights maximising daylight and an enhanced public realm with pedestrianised areas will connect Lansdowne House to Berkeley Square.

The redevelopment will also include new amenities including an outdoor rooftop terrace that incorporates greening and biodiversity, and balconies on every floor overlooking Berkeley Square. In the basement will be 480 cycle spaces with showers, lockers and changing facilities.

The project is targeting both BREEAM Outstanding and WELL Platinum ratings to promote sustainability and enhance occupier wellbeing.

Global Asset Manager Blackstone has agreed a pre-let for the building to become its new European headquarters.

Enabling works have begun on site, with the project scheduled to complete in 2028.

Ged Simmonds, Managing Director of Offices for Mace Construct, said:

“We are delighted to be working once again with CO—RE on the ambitious redevelopment of Lansdowne House.

“The outstanding quality and historic location will make this development one of the most premium offices in London. We are pleased to be playing a leading role in its renewal.”

Luke Wainwright, Director, CO—RE, said:

“As we embark on another fantastic project with Mace, we are looking forward to delivering this landmark office development in the heart of Mayfair.”
