Mace to deliver major office refurbishment in the City of London
Mace has been appointed as principal contractor to deliver the Grade A office refurbishment of 10 Gresham Street, in the heart of London’s historic Square Mile.
CBRE Investment Management (CBRE IM) made the appointment following the granting of planning consent for the 145,000 sqft refurbishment from the City of London Corporation.
The Foster + Partners designed building has been reimagined by leading architecture practice, Gensler, to meet the needs of modern occupiers. The work will see the introduction of a 5,146 sq ft rooftop terrace, curated to create a series of distinct zones - from outdoor meeting areas and flexible event space to a sensorial garden, with a 2,700 sq ft multi-purpose indoor rooftop pavilion with panoramic views of St. Paul’s Cathedral and the City’s tall buildings cluster.
The refurbishment also aims to minimise the building’s embodied carbon through the recycling and repurposing of materials and the removal of fossil fuels.
The redevelopment has a commitment to the sustainable sourcing of timber products, accountability for other construction materials and a reduction in construction waste. The scheme also includes passive and low energy design measures including low energy LED lighting and high-performance glazing.
Upon completion, the refurbishment aims to deliver BREEAM Outstanding and WELL Platinum ratings.
During the construction works, Mace will support the delivery of an estimated £7m worth of social benefits; through providing vocational qualifications, education outreach and well-being programmes for local residents, and volunteering projects for a local charity or community group.
Construction is due to start in Q4 this year, with completion forecast for Q1 2025. The wider project team includes Thamesis as development manager, Gensler as the architects, Knight Frank as project manager and AECOM as building services consultant.
Stewart Ward, Managing Director for Mace Interiors, said:
“Finding sustainable solutions to meet the needs of the modern office occupier is a key issue for our industry and, as such, redevelopments are a core part of our offering.
“We are honoured to have been awarded the role of main contractor for 10 Gresham Street, located in a busy part of the City of London - nearby to historic Guildhall.
“This refurbishment project will deliver much needed sustainable Grade-A office space in the Square Mile.”
Matthew Barratt, Director and Office Asset Manager at CBRE IM said:
“This is an exciting opportunity to revitalize a high profile office building into a super prime office space.
“In the City of London currently, there’s increasing demand and limited supply of high-quality, highly sustainable office space focused on employee wellbeing.
“This refurbishment will reposition 10 Gresham Street to meet the demands and expectations of the modern-day occupier.”
