Project story
Located adjacent to London Bridge, the striking 39 storey, 453 ft. (138-metre) tower will create a student community on the London skyline, featuring 905 student beds and a generous 15,000 sq. ft. of world-class amenity space.
To meet developer Greystar’s ambitious goals, Mace is delivering the project with the next generation of its pioneering offsite construction method: ‘High Rise Solutions’ (HRS), first deployed at N06 at Queen Elizabeth Olympic Park.
HRS is a unique hybrid construction approach which combines offsite production and assembly with onsite delivery. Developed to construct buildings faster, safer and more sustainably. The façade and structural components have been labelled with unique QR codes to allow digital tracking throughout each stage of the project, from design and production, to delivery and installation on site.
HRS is offering insights into what is possible for the future of construction. But what does this look like?
Through the deployment of HRS the project will be delivered five months faster, compared to traditional construction method, ready for students to move in for the 2025-26 academic year.
Fully enclosed floorplates are installed at an impressive rate, averaging one floor per week, which not only reduces the length of the programme, but significantly minimise the risks associated with working at height. It’s carefully planned, just-in-time delivery approach achieved a reduction of transport to site by 40%, which has been crucial on this highly constrained site with minimal storage space.
