The Hong Kong Science Park Phase III development pushed the boundaries on reduction, efficiency, and generation. Using our expertise in sustainable technologies and materials, we project managed one of the most environmentally friendly buildings in Hong Kong. Key sustainability features include natural ventilation to office areas, solar cooling technologies, solar tracking louvres, phase-changing materials, and thermal and rainwater storage facilities. These innovations resulted in 44% energy savings compared to current government targets.
Through value engineering, we achieved 14% cost savings by upgrading the existing district cooling system, eliminating the need for a new energy tower. The project includes Hong Kong's first LEED Platinum office building, 12W, and has won multiple prestigious awards, including the Hong Kong Green Building Council’s 'Grand Award' and the 'Grand Award' in the 'Hong Kong Non-Residential (New Building)' category at the Quality Building Awards 2016.
As executive project managers, we were accountable for the initial design stages through to construction and handover, operational integration, and overall cost control. We also managed the recruitment, management, and deployment of the resident site staff team (RSS), fostering a collaborative team approach. This closer working relationship was recognised when the team won 'Best Project Team of the Year' at the RICS Hong Kong Property Awards for two consecutive years.
Our comprehensive programme of value management and engineering not only delivered the client's requirements but also included revising the overall masterplan, upgrading the district cooling system, and designing laboratories to deliver essential core provisions. Some research and development office spaces were also developed for potential use as ‘dry’ laboratories.
