Project story

First brought in during the Al Bahr Towers’ design phase, our experts advised on FM strategy for the state- of-the-art office space, managing the handover from the main contractor and relocating council staff to the new building.

Then we acted as the sole point of contact for FM enquiries, entirely responsible for the supply chain in our role as FM agent. Apart from providing a 24/7 helpdesk and CAFM solution, our bright team were responsible for managing catering, cleaning and housekeeping, landscaping, waste management, FM budgeting, financial management and security.

Our role did not stop there, we also supported the client with event management, service improvement initiatives and project works.

Our management team is a crucial part in ensuring the building’s sky high standards, while also keeping costs low and efficiency optimal.

Points of note

Architectural wonder

An architectural wonder, the Al Bahr Towers splice state-of-the-art office space and meeting rooms with executive and VIP office suites, catering facilities, a high tech gymnasium, prayer rooms and a 200-seater auditorium.

Eco leader

The eco-friendly towers were the first Gulf structure eligible for a Leadership in Energy and Environmental Design (LEED) Silver rating. In 2012, the Al Bahr Towers placed second at the Emporis Skyscraper Award, and has been ranked among Urban Habitat’s “Innovative 20”.

Intelligence and attraction

The Mashrabiya screens fixed to the external structure of Al Bahr Towers are a distinguishing attractive feature as they are intelligent. The geometric lattice elements are a nod to traditional Arabic architecture, while also providing fully adjustable protection from the sun’s rays, offsetting interior heat by up to 50%.
